O bairro da Bela Vista é caracterizado por sobrados e edifícios residenciais com comércios e serviços no térreo. Essa mistura de usos torna o bairro ativo nos mais diversos horários. Aos fins de semana os moradores ocupam as ruas mais tranquilas com mesas, cadeiras, churrascos e brincadeiras lembrando uma São Paulo antiga ou uma cidade do interior.
O térreo do novo edifício é ocupado por lojas, preservando o uso da vizinhança e todos os apartamentos se abrem para a rua, mantendo o contato dos moradores com a cidade. A área de lazer fica no 3º pavimento, voltado para a rua de maior movimento. O desenho da esquina do edifício conversa com as outras presentes no bairro, adotando a mesma altura das esquinas vizinhas.
O Ed. Bela Vista ocupa um antigo terreno ocioso. O novo prédio abriga 29 unidades, entre 27m² e 45m², e 5 unidades comerciais no térreo, aproveitando o potencial construtivo máximo permitido para o terreno situado na região central de São Paulo.
Nesse lote de esquina, a legislação permitia suprimir os recuos de frente e lateral, desde que respeitasse o gabarito de altura máximo. Em cada rua o limite de altura é diferente, resultando nesta volumetria do edifício.
O ritmo da fachada reflete a racionalização da estrutura concebida com o objetivo de gerar maior economia de recursos e agilidade na obra. Esta solução possibilitou o investimento em janelas mais amplas e garantiu uma ótima iluminação e ventilação natural, além da sensação de amplitude dentro dos apartamentos.

The Bela Vista neighborhood is characterized by townhouses and residential buildings with shops and services on the ground floor. This mix of uses makes the neighborhood active at different times. On weekends, residents occupy the quieter streets with tables, chairs, barbecues and games reminding of an old São Paulo or a city in the interior.
The ground floor of the new building is occupied by shops, preserving the use of the neighborhood and all apartments open onto the street, maintaining residents’ contact with the city. The leisure area is on the 3rd floor, facing the busiest street. The design of the building’s corner matches the others present in the neighborhood, adopting the same height as the neighboring corners.
Bela Vista Building occupies an old vacant lot. The new building has 29 units, between 27m² and 45m², and 5 commercial units on the ground floor, taking advantage of the maximum construction potential allowed for this region in São Paulo.
On this corner lot, legislation allowed the suppression of front and side setbacks, as long as the maximum height was respected. On each street the height limit is different, resulting in this volume of the building.
The rhythm of the facade reflects the rationalization of the structure designed with the aim of generating greater resource savings and agility in the work. This solution made it possible to invest in larger windows and ensured excellent natural lighting and ventilation, as well as a feeling of spaciousness inside the apartments.
